You will find a quaint community atmosphere at Oyoun Village, with all streets circling the central community clubhouse.

Villas range from 3 bedroom town house configurations of about 245 sq/m, right up to fully detached 5 spacious 5 bedroom villas at 604 sq.m of living space.

The predominant villa type by a great majority if the 3 bedroom Type B villa / town house. Then you have a group of sixteen of the 4 bedroom Type A semi-detached villas boardering the central Clubhouse. Oyoun Village Al Ain has only four fully detactched 5 bedroom villas, the Type C villa, taking up each corner of the village plot.

All housing designs are suited to families and are equipped with high end finishes, generous kitchens, spacious living areas and covered off street parking. Typically, in all the main bedrooms you will find private balconies that overlook private gardens. In some instances, with the 5 bedroom villas for example, these bedrooms look out to their own private pools and surrounds.

3 Bedroom Villas (Townhouses) Type B

The 3 bedroom Oyoun Village town house villas are 245 sq/m in size and comprise a very large number of the 148 villas in Oyoun Village. The ground floor layout is essentially one large space for living, dining and sitting, starting from the entry foyer on the left side and opening out directly to an expansive terrace at the back. To this extent the villa is well integrated with its garden setting. The kitchen, maids room, laundry and car porch entry take up the back and right side areas of the villas. The upper floor contains all the bedrooms, with the master bedroom having a walk-in wardrobe and en-suite bathroom, whilst the smaller bedrooms share a centrally located bathroom and are fitted with built-in wardrobes.

Building

4 Bedroom Villas (TYPE A)

The 4 bedroom Oyoun Village semi-detached villas are much wider than the 3 bedroom villa, bringing them to 360 sq/m of living space. The ground floor layout allows for two car semi-covered carparks at the front rather than one, and the living space revolves around a central octagonal sitting area that becomes a Arabian Waha type focal point for the house. The kitchens are larger and the dining and formal living area are more segregated that the 3 bedroom villas. Whilst one bedroom can be found on the ground floor at the back, the top floor accommodated the master bedroom and the two smaller bedrooms. Both the master bedroom and one of the smaller bedrooms have large walk-in wardrobes and all enjoy their own en-suite bathrooms.

There are a total of 16 of these 4 bedroom villas at Oyoun Village, each looking out to a private back yard and fronted by the central facilities of the Clubhouse and landscaped surrounds.

Building

5 Bedroom Villa (TYPE C)

There is only four of the Type C 5 Bedroom detached villas at Oyoun Village, each taking up a corner block in this square master planned gated community.

The 5 bedroom villas are not too dissimilar from the 4 bedroom variety, only much much larger at almost twice the size or 604 sq/m of living space. When you enter the villa you find a very large open space centred around the octagonal family sitting area, with the formal dining room and living room at either side. This sitting area opens directly out to an expansive private pool and landscaped areas. A large service area comprises the areas behind the kitchen with a bedroom and en-suite located at the other side of the curvey stairway leading upstairs.

All four bedrooms upstairs have walk-in wardrobes and luxurious en-suite bathroom facilities, with two enjoyiong their own private balconies looking out to the pool focal area at the back.
